Try and look at the relevant properties offered by all of the established estate agents in the area that you wish to buy, to make sure that you get as complete a picture as possible of the local market. When you find a promising property through your search, try and see it as soon as you can ? or you may well lose out to a quick sale. If you are moving locally, this can mean using lunch hours to fit in viewings ? you want to try and fit in as many as viewings as possible to ensure you don''t miss any bargains. Additionally, you can try scheduling viewings both on the way to and from work to maximise your availability. If you are looking to buy property with a partner, it often makes good sense to decide upon a chief viewer ? generally the person with the most time to spare. The chief viewer can then whittle down the options, bringing the other partner along to view only to the short list of most desirable residences. Don''t be shy to ask for multiple viewings of properties if you feel that there are questions unanswered about the building. Bring tradesmen with you for expert advice when needed, especially if the property will require renovation. Beware of properties that have a history of being let out by a series of landlords ? a succession of superficial repairs carried out in the cheapest possible way is a distinct possibility. Check the history of the building, and who has owned it ? and for what purpose. If you find a property that is cheaper as it requires renovation ? either to sell on, or to let ? it is essential to check out how long the building has been on the market. If the property has been on the market for a long time, this can be a sign that there is little profit to be made on the building after the cost of repairs or renovations are factored in. Be aware of the superficial overhaul; this can sometimes mean new carpets, bathrooms and kitchens fitted in a bid to cover up the need for serious underlying repairs. If you have suspicions, get a full intrusive survey ? it can save a lot of money in the long run, even though it will cost more initially.
